Enovity has been awarded the Operations and Maintenance Contract for the New Downtown San Francisco Federal Building. Enovity is now mobilizing to provide management, supervision, labor, materials, supplies, and equipment, with planning, scheduling, and coordination of maintenance and repair (OM&R) of the structure, equipment and systems for this innovative 600,000 square foot building features extensive use of natural ventilation and natural lighting. The building’s exterior skin consists of a glazing system that incorporates computer-engineered “glass chimneys” that modulate the amount of natural ventilation across the office tower floors according to space temperature, outside air temperature, wind speed, wind direction and other environmental factors. The building also incorporates extensive use of daylighting to reduce electric lighting. Fully conditioned areas include both underfloor and overhead VAV air distribution systems served by chilled water from a plant within the facility and with steam from the downtown San Francisco district system. Enovity expects to soon integrate the building into the GEMnet Region 9 network and is now completing building systems commissioning for GSA at the building.
