Enovity has been retained as the GSA's Commissioning Agent for the New Federal Government Office and Courthouse in downtown San Francisco. Designed by Morphosis architects, the building was conceived as a viable addition to the GSA's expanding portfolio of buildings developed using sustainable principles. The innovative 600,000 square foot building will utilize natural ventilation to cool the mid-rise tower floors; heating and air conditioning systems are being installed only on the first five floors of the building. According to energy modeling performed by Enovity principal Greg Cunningham, the building will use about 405 less energy than required by state energy codes. Enovity is now underway on commissioning services for HVAC systems, electrical generators and emergency power systems, power monitoring systems, lighting systems and lighting controls, and building automation systems. This building is expected to achieve a U.S. Green Building Council LEED Certification.

Enovity is hired by PG&E to assist in the design and implementation of state-of-the-art lighting and control systems for portable classrooms under its innovative technologies demonstration program. Enovity is responsible for design and approvals, technology procurement, quality control, installation oversight, and monitoring of energy savings for lighting fixtures and multi-scene dimming and control systems developed by Finelite in Union City, California.
Southern California Edison Company hired Enovity to provide expert energy design assistance and computer modeling for its Savings By Design Program for 2005. The Savings By Design Program is a statewide energy savings-based cash incentive program that is targeted to new commercial building construction throughout the territories of California's investor-owned utilities (IOU). Incentives are available for buildings that exceed California's stringent energy standards by at least 10%. Enovity will support SCE's efforts by assisting architects, engineers and owners in the design, modeling and life cycle cost evaluation of state-of-the-art alternatives for envelope, lighting, daylighting, and HVAC equipment in their new buildings.

Enovity launches an energy audit at four schools in the Greenfield School District for PG&E. As part of its on-going work in the educational sector, Enovity will perform site surveys and energy and cost analyses for the District's 200,000 square feet of campus facilities and administrative headquarters. For the PG&E Commercial Buildings Audit Program, Enovity recently completed surveys of two Schwab office buildings and three Hyatt Hotels in San Francisco, and the SamTrans administrative headquarters in San Mateo.

Enovity principals and senior engineer approved as Commissioning Providers (CxP) for the San Diego Retro-Commissioning Program. Jonathan Soper, P.E., Greg Cunningham, AIA, and Edy Friedman, P.E. were selected as qualified retro-commissioning providers for this new program targeted to buildings larger than 250,000 square feet in San Diego. Portland Energy Conservation Inc. (PECI) administered this program that is expected to save up to 6 million kWh and 780 kW in more than 3 million square feet of commercial space before the end of 2005.

San Diego Gas & Electric Company (SDG&E) announced an award to Enovity for the 2004-2005 SDG&E Customer Energy Savings Bid Program. The more than 1 Million dollar construction project involves major HVAC and lighting retrofits at four GSA Federal sites that are expected to result in significant and sustainable electricity (kWh), electric demand (kW) savings, and natural gas (therms) savings. Project incentives of nearly 200,000 dollars have been set aside by SDG&E for the project. San Diego area project sites include the Federal Courthouse and Office Building, the Federal Bankruptcy Courthouse, and San Ysidro and Otay Mesa Border Stations. Enovity services as Project Sponsor, on behalf of the GSA and SDG&E, include project administration, Measurement and Verification (M&V), assistance to the GSA with developing construction bid documents, and administration of project implementation activities.

Enovity completed the electrical systems upgrade of one of the 12.5 kV substations at the Phillip Burton Federal Building in San Francisco. The project involved a detailed concept design, development of an RFP package for a Design/Build turnkey contract, and construction administration and construction inspection of the work performed by the electrical sub-contractor. Under a separate contract, Enovity also recently completed an air balance on eleven of the tenant floors (over half of the building).

Enovity begins retro-commissioning activities under the 2004-2005 California (CPUC) Statewide Building Tune-up Program. Buildings for which Enovity will be providing retro-commissioning (RCx) services include the Phillip Burton Federal Courthouse and Office Building, the U.S. Geological Survey building, 50 United Nations Plaza, the U.S. Court of Appeals, and three Bay Area Marriott hotels. RCx services include initial scoping surveys, RCx Plan development, detailed facility audits, end-use energy monitoring, engineering analyses, systems troubleshooting, controls re-programming, performance specifications, and project implementation assistance. Enovity may self-perform some of the work for recommended measures at some facilities.

Enovity is hired to assist GSA in providing electricity procurement for Region 9 Direct Access electricity accounts. The scope of work involves identifying candidate power firms and providing assistance in evaluating power bids. Enovity and its specialty subcontractor will act as advisor to GSA during the contract execution process.

Enovity expands its work for PG&E under its 2004 Commercial, Industrial, School Energy Audit Program with the inclusion of 7 additional project sites, including the Hyatt Regency, Park Hyatt and Grand Hyatt Hotels; the Marriott Fisherman's Wharf Hotel; the Kashiwa Fudosan America Office Complex; the Charles Schwab Offices at 211 Main Street, and the SAMTRANS headquarters in San Carlos. To date, Enovity has surveyed approximately 5 million square feet of commercial/industrial/school buildings for PG&E and the work is being used to support monetary customer incentives under the SPC, Critical Peak Pricing Initiative and Express Efficiency incentive programs.

GSA Federal Procurement awards Enovity with a full operation, maintenance and minor repair contract (one year renewable with 4-year options) for the 1.4 million square foot Phillip Burton Federal building at 450 Golden Gate Avenue in San Francisco. Enovity has been providing OM&R services at the building since August 2003 under an interim contract.

Enovity’s Commissioning scope is expanded at the Oakland International Airport Terminal Expansion Project to include the new 88,000 square foot Customer Services Building. Enovity will provide comprehensive services to support the USGBC’s LEED Green Building Certification for the project that will include LEED Additional Commissioning, development of a Measurement and Verification Plan, and advising on energy performance.

Enovity welcomes Mr. Edy Friedman, P.E. who has recently joined Enovity as Senior Engineer/Project Manager. Mr. Friedman brings more than fifteen years of professional experience in design, construction and operation of HVAC systems and automated building controls. Recently arrived from Illinois where he was Senior Project Manager for a subsidiary of the Exelon Corporation, Edy will provide technical management of key engineering design, commissioning, BAS troubleshooting and construction management projects. He received his BSME in 1988, Cum Laude, from the Israel Institute of Technology and is a member of ASHRAE.
